ÀNI Private Resorts has announced that its new luxury property on Shoal Bay will open to guests in January 2027, marking the brand’s return to its roots in Anguilla.
Set across four acres, the development will feature 15 ocean-facing suites accommodating up to 30 guests, alongside a private beach club, spa, pools and a range of recreational facilities.
A groundbreaking ceremony was held at the site of the private resort, just east of Gwen’s Reggae Bar and Grill, in February 2023, and construction is expected to be completed within the next six months.

ÀNI Shoal Bay follows the success of ÀNI Anguilla, the brand’s existing all-inclusive private resort on Little Bay, opened in 2011, which accommodates up to 20 guests across two villas.

Tim Reynolds, founder and owner of ÀNI Private Resorts and non-profit art education group ÀNI Art Academies, said coming back to the island is deeply personal.
“This is where ÀNI began, not simply as a property, but as a way of thinking about travel,” he explained in a press release on 16 June.
“It was never about creating another luxury destination. It was about creating a space where people could truly be together without barriers, and where each stay contributes to the place that hosts it.”
Designed exclusively for one group at a time, the resort will combine expansive private villa accommodation with hotel-style facilities and a dedicated one-to-one staff-to-guest ratio.
ÀNI said it will be aimed at multigenerational families, milestone celebrations and corporate retreats, at a rate of US$35,000++ per night with a minimum stay requirement.

The nightly rate includes full-board gourmet dining, daily wellness treatments, activities, excursions, seamless living logistics and childcare.
The resort has been designed by architecture firm AW² based in Paris, France, and led by partner architects Reda Amalou and Stéphanie Ledoux.

The contemporary tropical design incorporates natural limestone, pale sand tones and silvered wood to reflect Anguilla’s landscape and blend the buildings into their surroundings.
Open-plan living areas extend onto outdoor terraces and pools, with the layout intended to encourage shared spaces while maintaining privacy.
The development’s central Shoal Bay Suite will include a private rooftop deck, while 12 of the resort’s 15 suites will be fully wheelchair accessible.
