Luxury villas at Beach Enclave’s upcoming development on Rendezvous Bay are available for purchase, with prices ranging from US$4.95 to $10.5 million.
The resort, which will span nearly 10 acres and initially include a mix of five beachfront and seven ocean-view homes, marks the brand’s first project outside of the Turks and Caicos Islands.
Features are set to include private pools, open-plan living areas and large terraces, with some properties offering additional guest cottages, garages or rooftop spaces.
The pricing reflects three different villa types, with the four-bedroom, multi-level Anguilla Houses in the lower price bracket of $4.95m.
According to Island Dream Properties’ listing, the buildings, which boast privacy, natural light and views of the Caribbean Sea, are elevated within the resort and crowned by a rooftop level.
They offer up to 7,321 square foot of combined indoor and outdoor living space, designer kitchen and dining areas, a 34-foot pool, a private outdoor shower and terrace with a pergola.

The larger Anguilla Grand House, a seven-bedroom luxury residence featuring 7,845 sq ft of combined indoor and outdoor living space, is priced at US$5.35 million.
The villa is designed around a double-height atrium and open-plan great room, with floor-to-ceiling sliding glass doors creating 270-degree openings.
It includes a covered deck, summer kitchen, shaded dining areas and a 34-foot pool, as well as a landscaped courtyard with the option for a detached guest cottage.
Upstairs, private suites include a primary bedroom with a spa-style bathroom, outdoor shower and terrace, and a rooftop level features a bedroom, lounge with bar and fire pit.

Finally, the Beach Villas, which form part of the first phase of the development and are positioned directly along the shoreline, are listed at $10.5m.
The five-bedroom, four-bathroom villas, each spanning about 8,950 sq ft, are being offered on a pre-construction basis, Island Dream Properties said in its listing.
They are designed with direct access to the beach and extensive outdoor living space, including large infinity pools and covered decks for entertaining.
The villas will also feature a double-height atrium and full-width great room, designed to open directly onto the beachfront and maximise natural light and sea views.

In addition to the private residences, the wider development will include a beach club, restaurant, wellness facilities and racquet sports courts, alongside concierge and hospitality services.
Construction on the estimated $100m project between Aurora Anguilla Resort and SunShine Shack will begin in late 2026, with the first residences anticipated by the end of 2027.
Beach Enclave has also committed to investing in the local community with a $1m pledge towards social projects in Anguilla and training and employment opportunities for residents.
