Site of former Cinnamon Reef resort in Little Harbour listed for US$13.5m

A former multi-villa resort in Little Harbour has been listed for sale at US$13.5 million, bringing renewed attention to one of Anguilla’s quieter coastal areas.

Set on 11.57 acres along Anguilla’s south coast, Cinnamon Reef was one of the island’s first resorts, a charming Mediterranean-style retreat that operated for about 20 years.

The property, which has sat idle since the early 2000s, has now been brought to market with potential highlighted for redevelopment into a luxury hotel, high-end villa complex or marina.

According to the listing, the palm tree fringed site includes 18 building shells with a combined floor area of 18,202 square feet, and features 320 feet of beachfront land overlooking the bay.

Facilities such as tennis courts, the restaurant – formerly the Palm Court – and a single-storey reception area remain on site, though none are currently operational.

The property sits just off Jeremiah Gumbs Highway with access along a paved and marl surfaced road and includes all of the necessary infrastructure for future development.

History of Cinnamon Reef

US hoteliers Richard and Carol Hauser built and ran the popular holiday hotspot from 1983 until the early 2000s before offering it for sale following Richard’s ill health and eventual passing.

It was bought by Boutique Resorts and extensively refurbished before reopening in 2002 as ‘The Enclave at Cinnamon Reef’, but it only had a brief period of operation before permanently closing.

The Anguilla Social Security Investment and Development Corporation (ASSIDCO), a wholly-owned subsidiary of the Social Security Board, then purchased Cinnamon Reef in 2009.

Over a decade later, in 2022 ASSIDCO issued a request for proposals for its sale, but was unsuccessful. The property is now being marketed locally by realtors Heavenly Real Estate Services.

Owner and realtor Argen Joseph told Anguilla Focus: “The property is well suited for marina development due to its natural protection from the surrounding reefs.

“One man’s trash is another man’s treasure. Cinnamon Reef can be reimagined – it is a great business opportunity.”
